The Queensland First Home Owner Grant
The Queensland First Home Owner Grant gives eligible first home buyers $30,000 towards buying or building a brand new home. It applies to contracts signed on or after 20 November 2023.
To be eligible, generally:
-
The home must be new, meaning it hasn’t been lived in or sold as a home before. There’s no grant for established homes
-
The home must be valued at less than $750,000, including land
-
You must be 18 or over, and an Australian citizen or permanent resident, or applying with someone who is
-
Neither you nor your partner can have owned residential property in Australia before, or received a first home grant in any state
-
You must move in within 12 months and live there for at least 6 months
Your income doesn’t affect eligibility, and the grant can’t be used for an investment property.
Kyle can check your eligibility and arrange for the grant to be paid through your lender, so it goes towards your purchase at settlement.

Stamp Duty for First Home Buyers in Queensland
In Queensland, stamp duty is called transfer duty. It can be one of the biggest upfront costs of buying, but first home buyers get significant concessions:
-
New homes and vacant land: since 1 May 2025, eligible first home buyers pay no transfer duty on a new home, or on vacant land to build their first home on. There’s no value cap.
-
Established homes: the first home concession can wipe out or reduce transfer duty. Lower-priced homes get the full concession, the concession reduces for homes valued between $710,000 and $800,000, and it doesn’t apply above $800,000.
You can combine the grant with the stamp duty exemption on a new home, which together can make a big difference to how much you need to save.

Buying With a Smaller Deposit
Most lenders want a 20 percent deposit to avoid lenders mortgage insurance (LMI), but there are ways to buy sooner:
-
First Home Guarantee: an Australian Government scheme that lets eligible first home buyers purchase with as little as a 5 percent deposit, without paying LMI. Property price caps apply.
-
Family Home Guarantee: helps eligible single parents and single legal guardians buy with as little as a 2 percent deposit.
-
Family guarantee: a family member uses equity in their own property as extra security, which can remove the need for LMI. Kyle has extensive experience arranging these.
Kyle can access lenders for the First Home Guarantee and Family Home Guarantee, and can tell you which option suits your situation. Find out more about LMI and your borrowing power.

First Home Grants and Schemes
How much is the First Home Owner Grant in Queensland?
The Queensland First Home Owner Grant is $30,000 for eligible first home buyers buying or building a new home valued at less than $750,000, including land, for contracts signed on or after 20 November 2023.
Can I get the First Home Owner Grant on an established home?
No. In Queensland the grant only applies to new homes that haven’t been lived in or sold as a home before. First home buyers purchasing an established home may still be eligible for a stamp duty concession.
Do first home buyers pay stamp duty in Queensland?
Eligible first home buyers pay no transfer duty on a new home or vacant land to build on, with no value cap. For established homes, the first home concession can remove or reduce transfer duty, reducing between $710,000 and $800,000 and not applying above that.
How much deposit do I need for my first home?
For most standard residential properties, lenders look for 20 percent to avoid lenders mortgage insurance, though some property types need more. There are loans available with less, and government schemes and grants can reduce it further for eligible first home buyers.
